Our real estate specialist will act as the Investment Manager and Strategic Asset Manager on behalf of the investor. They will undertake the following services, acting in the best interests of the investor at all times.

Acquisition Service

The real estate specialist will act as the principal and undertake the following activities:

  • Analyse the proposed investment or development
  • Inspect the property or development site and compare the asset against other available properties in the investment market
  • Undertake all the pre offer due diligence including financial modelling to test assumptions and return profiles
  • Negotiate the purchase price and an exclusivity agreement
  • Coordinate the external professional teams integral to the acquisition due diligence (lawyers, tax advisers, valuers, surveyors etc.)
  • Source, appraise and recommend the senior debt facility
  • Advise on options to mitigate tax liabilities, plus advise on strategies to mitigate landlord void costs post purchase

Strategic Asset Management

Once the acquisition has completed, our real estate specialist acts as the strategic asset manager to implement the pre-agreed business plan on behalf of the investor. Indicative services may include the following:

  • Development management
  • Collection of rental income and service charge
  • Direct and instruct the property level managing agents to ensure that the property is managed efficiently, reducing any void costs
  • Proactively negotiate with existing and proposed tenants to improve the income from the asset
  • Implement strategies to mitigate the vacant business rates payable
  • Recommend and implement capital allowance claims and other potential tax planning strategies
  • Support any legal, financial (debt) and accounting matters when required
  • Make recommendations to the shareholders on the most appropriate exit strategy
  • Report on a regular and timely basis to update the investor on the progress of the business plan

Disposal Service

Once the business plan has been executed and value created, our Real Estate specialist will:

  • Advise the investor on the optimum time to dispose of the asset
  • Coordinate the disposal strategy and associated teams
  • Appoint specialist consultants (similar to those on acquisition) to prepare reports to speed up the disposal process
  • Negotiate disposal terms to achieve the best sale price
  • If applicable, inform debt providers of the disposal procedure and obtain necessary release of security
  • Act as principal to project manage the disposal
